What We Offer
The experience of our Engineering Staff and Computer Technicians consists of, but not limited to, the following topics:
At Scott A. Mommer Consulting, we understand that site selection is a critical component of a successful project. With this in mind, our staff stands ready to assist with diligent and careful research into the parcels that our clients consider for their developments.
When researching on sites for our clients, our team looks at every aspect from Zoning Regulations to Engineering logistics.
Our thorough and complete investigations allow our clients to be confident when moving forward with their projects. With the information we provide, our clients become fully aware of any liabilities associated with their decision to proceed.
To give clients the most thorough report, we dedicated countless hours to work directly with owners, lending sources, and government entities. We carefully detail both the opportunities and the potential pitfalls of a project to prevent possible financial dilemma down the road. Major big box stores, real estate developers, and municipalities are some of our satisfied clients.
During the preliminary stages of a given project, there lies an opportunity to save considerable dollars throughout the development. When a feasibility study is completed, companies are given the ability to identify issues and hindrances on the project, which may prevent its viability in the long run.
The early recognition of these issues allows the developer to establish the means on how to address them. They can also understand the ramifications of moving forward with the project. Our staff is keenly aware that while every project and client will be unique, the constant factor in any development will always be the requirement of thorough understanding
One of the tasks we typically undertake in the preliminary stages of a project is performing physical due diligence on the subject property. This typically includes:
- Obtaining proposals from third party consultants
- Coordinating Geotechnical and Environmental Due Diligence to determine the type and quality of construction
- Consider wildlife/endangered habitat and other improvements required to establish the viability of the project layout
We can ascertain the effect of all due diligence results on schedule and budget. In order to meet this, our team does the following processes for our clients:
- Prepare an Entitlement Schedule for our client’s approval
- Overlay the Site Plan with the survey to verify accuracy
- Ensure encumbrances will not interfere with development or operations
- Participate in all due diligence phone calls with the client and its counsel and consultants
To complete the process, we can prepare a final Due Diligence Report with any updates to the PSA.
